Beachfront Homesites El Astillero Resort – Nicaragua Surf Lots

El Astillero Resort sits on half a mile of Nicaragua’s Pacific coastline, about ten minutes north of Popoyo, and it is one of the most surf-concentrated stretches of beach in the country. The beachfront homesites El Astillero Resort is offering range from 1,600 to 1,900 m² and sit directly on the sand, with four surf breaks either right out front or a short walk away. Three of those breaks are accessible primarily from within the development itself.

To the north, the Rio Escalante estuary marks the boundary of the property. To the south and east, the resort borders the Chacocente Biological Nature Reserve, 4,600 hectares of protected Pacific coastline known for its seasonal olive ridley turtle nesting. The traditional fishing village of El Astillero sits adjacent to the development. The new Coastal Highway runs past the gated entrance and connects directly to Managua.

Infrastructure and Development

The core infrastructure is in the ground. Water, electricity, and paved internal roads are all operational. The development also runs on a grid-tied solar microgrid, which supplies clean renewable energy to the community and reduces reliance on the national grid. For buyers planning to rent the property when not in use, that kind of energy reliability matters.

Beachfront casitas, a swimming pool, and a beach club with restaurant and bar are currently under development. The beachfront homesites El Astillero Resort offers sit inside a thoughtfully planned community, not a raw subdivision. The groundwork is done and the amenities are coming.

The Four Surf Breaks

What separates El Astillero from most beachfront developments in Nicaragua is the surf. Four breaks, all within walking distance, covering every ability level.

Astillero Beach Break

Right out front. Consistent, punchy, breaks left and right. At low tide it gets hollow and fast. It is not the most dramatic wave on the list but it is the one you will surf most days, and easy visibility from the property makes it practical for families. All levels.

Lance’s Left

The headline wave. It breaks over a rock ledge against the cliff near the Escalante river mouth and produces long, top-to-bottom point break rides. It needs size to really turn on, six feet and above is where it gets good, but when it does the lines are long and the surf is as good as anything on this coast. Intermediate to advanced.

Chacocente Rivermouth

Regularly listed as a top ten break in Nicaragua by the surf camp operators who know this coast well. A hollow, fast A-frame that breaks both left and right. Some compare it to Colorados but regulars will tell you it has its own character. When a solid groundswell hits, it turns on properly. Intermediate to advanced.

La Burra

The outer reef slab. Turns on with double overhead swells and handles serious power, comparable in size and punch to the Popoyo outer reef. Jet ski assist is common here. Not for the faint hearted. Advanced only.

El Astillero and the Surrounding Area

Popoyo put the southern Tola coast on the international surf map and land prices there have moved accordingly over the past decade. El Astillero has the same swell exposure, the same offshore winds, and in some respects a denser surf offering than its more famous neighbor. The difference is that El Astillero is still in an earlier phase of development, which is where the value sits right now.

The Coastal Highway changed the access equation for this part of the coast. What was once a genuinely remote stretch is now a straightforward drive from Managua and the airport. That kind of infrastructure shift is what drives the next phase of buyer interest, and it is happening here now. For a full breakdown of what the Coastal Highway means for the region, see our guide here.

The Chacocente reserve bordering the property to the south and east is permanently protected, which means that side of the development stays wild. The fishing village next door keeps the atmosphere authentic. This is not a resort that dropped down into a generic stretch of beach. The location has its own identity.

Why These Beachfront Homesites El Astillero Resort

True beachfront homesites El Astillero Resort inside a gated community, with infrastructure in place, four breaks out front, and a protected reserve as a permanent neighbor, are not common inventory on this coastline. The lot sizes, 1,600 to 1,900 m², give real flexibility on what you build. Whether that is a personal residence, a vacation home, or a rental property, the fundamentals are solid and the window at this stage of development does not stay open long.
