The Beach House on lot J-10 is located just steps from the white sands of Playa Iguana and one of its great surf breaks, Panga Drops.

This is designed like an Old World Atlantic Coast beach house with wrap around screen porches, screen doors, and balconies.
There are cathedral ceilings, floor to ceiling glass, a grand sweeping staircase, a private pool, extra large bedrooms with balconies, and wide open spaces designed for the ocean breezes. The air just pours through this house! You may find you don’t need AC at all.

The Beach House was designed to have the lowest possible impact on the environment, with solar power running the salt inonizing pool system, and the hot water. There is also battery backup to run everything but the AC units if the grid goes down.

The home comes fully furnished. It is ready to move in or rent out. The luxury king bedrooms each have private balconies with laid back adirondack rockers and huge showers opening to the outdoors.

The fully equipped kitchen has Italian quartz counter tops,
handcrafted oak furniture, louvered oak doors, and natural fiber upholstery.

Walk across the street to work your rail game at Panga Drops and Los Perros or stroll for a few minutes down the beach to get barreled at Playa Colorado -or watch the pros from a hammock at the beach club.

The Beach House was built for low thermal density and screened ventilation throughout: Screened porches downstairs, screened balconies in each bedroom, screened showers with views of the lush mangrove forest, high wall screened openings and screened ventilation along the floors, and screened windows all along the back wall.

Hacienda Iguana is a quiet, safe and gorgeous beach front community. It is a great place to live either full or part time.
Besides the great beach and surf breaks it has a 9 hole golf course. There are also 6 restaurants, a day at the Spa, 2 mini markets, an ATM, surf shop and more.

Costa Esmeralda International Airport is a ten minute drive from the house with flights from Costa Rica and all over Nicaragua.
